The asking price for a leased property is usually for equipment, Inventory, and so called goodwill(reputation)-but ask exactly what you are paying for-the 89k
looks like a nice place
any buyer looking at a property usually asks for;
last three yrs tax returns,(this will show sales and profit trends) including profit and loss statements/income statements-clear
lease rate- cost per squ foot, lease terms, and scheduled increases-copy of lease also CAM common area maintenance
list of equipment- and inventory, and how inventory is valued-any leased equipment?
list of present employees/contracts
list of expenses- including taxes and insurance
if business is listed thru an agent-request to meet the owner and ask owner questions...
meet other tenants of mall and ask them questions(make sure road construction isnt coming in front of mall in the next two yrs)
looks like a nice place and asking price seems reasonable

I didn't see a meat market. I saw a resturant. Actually it looks more like a bar and grill. Is there really any meat cutting and selling going on there with out cooking it first? I guess some people use the term meat market loosely, but i am sure its a great resturant.

He has a Steak house, Meat shop, Store, Catering service, here are some pictures and video's that show the inside, One thing I like about this guy is he is a showman and has built a good business there.
He can get groups in the steakhouse for a 100 to 125 ribeyes or Filets. His Catering Service does big parties.
